This paper examines the impact of land titling in coastal Peru on the beneficiaries of this program. Specifically, the paper uses data from a survey of 304 farmers to examine the effects of land titling on access to credit, on-farm investment, the use of conservation techniques and the functioning of land markets. Titles facilitate access to formal credit (especially for large farms) and are correlated with higher use of some inputs and investment. In spite of titling, there is still little land market activity.
